7 Open House Tips for Home Buyers

An open house is a casual event. Or is it? When searching for your new forever home, are you just casually walking through the home and daydreaming? Or are you a serious buyer just waiting for the perfect opportunity? Since you are here, reading this article, you are probably the latter. If you agree, then you have to know all the open house tips and tricks for home buyers! Don't worry - we got you. With our 7 tips, you will be prepared for all the upcoming open house events. And, more importantly, you will be ready to buy any home you set your eyes on. 

1. Do  Research Beforehand

One of the most important open house tips for home buyers we are going to give you is to always do research before going to the open house. 
When you see a home you like, whether that be a house or an apartment, do research on it before you (and your real estate agent) come to see it. That research should include everything about the neighborhood (how safe it is, what amenities are there, etc.), about the street, and about the home itself. 
Moreover, make sure to research the home prices in the neighborhood as well. Then, once you make sure the price is just right, check your finances. With your financial advisors, find out all there is about credit scores, bank loans, mortgages, etc. You will need to have all this information before you go house hunting!

2. Make a List of Must-Have

If you don't want to waste your time and energy viewing homes you don't like, just make a list of must-haves. This is a list that will contain all the things you want in (and out of) your new home. For instance, those should be things such as: 
  • location of the home 
  • amenities nearby 
  • the condition of the home - decide whether you want a new or old home, a home that is supposed to be renovated, a home that is in move-in condition, etc. 
  • price
  • how much square footage do you need 
  • the number of bedrooms and bathrooms
Of course, on this list, feel free to add all the things you might need. Ask your household members about their wishes too! Then, when your list is ready, give it to your realtor - this way, he (or she) can 'filter' everything and take you only to open houses that suit your needs and preferences.

3. Come with Your Real Estate Agent ​

When buying a home, you need a real estate agent. This is the only person who can help you find your dream home - a home that suits your budget and all the previously mentioned needs. 
A real estate agent is a must, especially if you lack experience with home buying. First-time home buyers tend to overlook many things, and then they either search for their home indefinitely or end up with a home that is not the right for them. 
Moreover, it is always good to bring your realtor with you when you go house hunting; that is when you attend open houses. Why? Because this person will see the house's flaws, ask the seller all the right questions, and negotiate the price. 

4. And, Come With another Household Member ​

If you are buying a home with a family member, one of the most critical open house tips we can give you is bringing that member. Trust us; you don't want to buy something that that other person doesn't like. If that happens, you are in for many fights and, possibly, a home sale. 
Thus, bringing all the people who will live in that home with you when viewing a home. P.S. - don't forget to include those people in making the must-haves list.

5. Know Which Questions to Ask

When you go to an open house event, be sure to get something out of it. That is, make sure to leave with some information - information you did not have when arriving. To do that, you have to come equipped with some questions. For instance, those can be: 
  • Why are you selling the home this winter? 
  • How long has the home been on the market? 
  • When was the home built, and when was the last time you renovated? 
  • How much are monthly utilities? 
  • Who are the people next door? 
  • Is the neighborhood safe? 
  • Are there malls, bars, restaurants, shops, etc., nearby? 
Once you know the answers to these questions, deciding whether you like the home or not will be much easier! 

6. Make a Good Impression ​

Remember - when buying a home, the sellers and their homes are not the only ones who need to make a good impression. You have to make it too! In most cases, if the seller doesn't like you, you won't be able to buy the home. Thus, put your best face forward. 
Be polite, friendly, and, most importantly, be serious about buying a home. You need to show that you will do anything to buy that home, and of course, you need to show that you will take good care of it.

7. Make Sure You Are Memorable ​

We cannot talk about open house tips for homebuyers without mentioning the importance of staying memorable. There are two ways to do that - to offer more money or to offer something other buyers cannot. What you will choose is up to you.
Doing the first thing is not always an option; thus, if your budget does not allow you to spend more money, try to offer something else. For instance, you can offer to bring your own closing agent, to have the home inspected professionally, etc. Or, you can talk to the sellers and their agents and try to be more personal. Ask them to share their stories, and don't be afraid to share yours as well - that is how they will remember you.
As you have seen, there are many open house tips for home buyers. Try to include all of them when house hunting; at least, try to include the majority of them - you never know what small thing can get you that home you like.
